# BNBinsights

## What BNBinsights does

BNBinsights connects to your property management system (PMS) via API and automatically pulls reservation and financial data. It calculates accurate performance metrics at both the portfolio level and per individual unit, and backfills up to 25 months of historical data on first connection — no spreadsheets, no manual exports.

## Who it is for

Short-term rental (STR) operators and property managers who manage multiple units and want accurate, automated performance analytics. Suited for operators using a PMS who find that their PMS does not surface portfolio-level analytics clearly.

## Key metrics

- **Occupancy rate**: confirmed reservations divided by available nights. Excludes cancelled bookings, inquiries, and owner stays. Calculated correctly — a common source of error in operator-built spreadsheets.
- **ADR (Average Daily Rate)**: room revenue divided by booked nights. Derived from PMS per-reservation financials, not estimated from total price.
- **RevPAR (Revenue Per Available Room)**: ADR multiplied by occupancy rate. The single metric that combines pricing and availability.
- **Revenue**: guest-paid total minus refundable damage deposits, allocated per night on an accrual basis.

- Portfolio overview: aggregated occupancy, ADR, RevPAR, and revenue across all units
- Per-unit breakdown: same metrics for each individual listing
- Monthly trends: month-over-month comparison
- Pacing: how the current period is tracking vs. prior periods before the month closes

- Hostaway (initial version — supports operators on Airbnb, Vrbo, Booking.com, and direct booking channels)

## Setup

1. Enter PMS API credentials in the BNBinsights Settings page
2. BNBinsights backfills up to 25 months of reservation history (10–15 minutes for a typical account)
3. Data stays current automatically — no re-syncing required
